Corten Announces JV Common Equity Investment in Arbors at Fairview Apartments, Expanding Attainable Housing Portfolio

Corten Real Estate announced the successful completion of a joint venture common equity investment of ~ $9.3 million to acquire and reposition Arbors at Fairview Apartments (“Arbors at Fairview” or the “Property”). The transaction closed on August 27, 2025. The Property is a 2002-vintage, 168-unit garden-style apartment community is located at 1000 Arbor Keats Drive in Simpsonville, South Carolina, a submarket within the larger Greenville metropolitan area. Corten partnered with Fulton Peak Capital (“Fulton Peak”) on this transaction.

The investment was funded by Corten Real Estate Fund II LP (“CREF II”), marking the 15th and final investment in that vehicle. The portfolio currently contains ten multifamily and five hospitality investments uniquely structured and located in various markets across the United States.

Arbors at Fairview represents a strategic acquisition focused on attainable housing. The investment was acquired at a discount from its prior sale and will receive a 100% property tax abatement during the hold period in exchange for keeping a portion of the units AMI-restricted. The joint venture will leverage Fulton Peak's affiliate management company to execute on capital improvements and operational enhancements, creating synergies with another CREF II South Carolina investment, Park on Gilder Creek.
