M.C. Dean is a leading engineering and systems integrator firm that designs, builds, operates, and maintains cyberphysical solutions for the nation's most recognizable mission critical facilities, secure environments, complex infrastructure, and global enterprises. The company's capabilities include electrical, electronic security, telecommunications, life safety, automation and controls, audio visual, and IT systems, among others.

Modular Mission Critical™ – a 585-acre manufacturing campus one mile northeast of the Carmel Church Business Center – is the company's hub for customizable, fully integrated, tested, and secure modular products for power, communications, security, life safety, mechanical, and automation systems. Leasing this new warehouse will allow M.C. Dean to shift more space away from storage onsite to expand production capacity for its fast-growing mission-critical customer base.

Carmel Church Business Center is a 325,500 square foot, Class A industrial warehouse and distribution facility strategically located within the Ruther Glen industrial corridor of Caroline County, part of the greater Richmond, VA industrial market. With immediate access to I-95, the property offers seamless connectivity to major distribution routes along the East Coast. Developed by ARCO Design/Build, the facility was completed in Q2 2024 through a joint venture between Lingerfelt and Boston-based partner, Davis. Building on this momentum, Lingerfelt and Davis recently announced the acquisition of a 95-acre site in Henrico County, Virginia, for the development of the 7 Hills Distribution Center. Located just south of Richmond International Airport, the 7 Hills site is fully entitled for the phased development totaling approximately 820,800 square feet of Class A warehouse and distribution space across four buildings.

“The Carmel Church Business Center is a testament to Davis and Lingerfelt's ongoing commitment to tenant experience and to delivering top-quality Class A warehouse and distribution space to the region,” said David Allen, Senior Vice President of Asset Management at Davis. “We look forward to supporting M.C. Dean in the continued expansion of its Modular Mission Critical™ capability.”

Brian Witthoefft, President at Lingerfelt said, “We are grateful for the opportunity to partner with M.C. Dean as they continue to invest in and grow their operational capabilities across the region. M.C. Dean has consistently demonstrated a commitment to excellence, innovation, and reliability in the delivery of their products and services, and Virginia is fortunate to benefit from the company's expanding presence in the region. We look forward to continuing this partnership and contributing to the company's further strategic expansion efforts.”
